Real Estate Director - Retail

About the Role:

• Lead, inspire and develop a high-performing team to identify and capture retail and omnichannel expansion opportunities that align with corporate goals.
• Build and sustain strong partnerships with regional Managing Directors and cross-functional stakeholders to ensure a unified, market-informed real estate strategy.
• Manage and continuously optimize the regional real estate portfolio by applying rigorous market and portfolio analysis to right-size space, improve efficiency and reduce operating expenses.
• Evaluate financial pro formas, budgets and project feasibility to drive profitable location and project decisions.
• Cultivate and manage strategic relationships with landlords, department stores and brokerage partners; lead high-stakes commercial negotiations for flagship and priority projects.
• Collaborate closely with Retail and Finance to support annual budgeting and long-range planning, ensuring real estate plans are fully integrated with business forecasts.
• Review and negotiate Letters of Intent and lease/transaction agreements to protect corporate interests and create sustainable commercial value.

About the Candidate:

• University degree in business, real estate or a related field.
• 10+ years of progressive experience in real estate and/or business development within retail.
• Proven success managing real estate programs across Hong Kong, Macau, Taiwan and Southeast Asia.
• Exceptional organizational skills with the ability to manage a large, active store pipeline and balance competing priorities.
• Strong analytical and problem-solving capabilities to diagnose complex issues and recommend pragmatic, value-enhancing solutions.
• Excellent financial acumen with demonstrated ability to build and interpret investment appraisal models and financial pro formas.
• Deep experience structuring and closing complex commercial deals that protect company interests and create upside.
• Outstanding communication and stakeholder-management skills; quickly earns credibility internally and externally.
• Well-established network across the regional retail real estate market.
• Highly proficient with market research, financial modeling and executive-level presentation techniques.
